Zoning an Open-Plan Home: Steel-Glass Partitions Instead of New Walls

Reading the room: where does the zoning line actually belong?
The line belongs where two functions genuinely collide, not where the floor plan happens to look empty.
A test that costs nothing: stand in the room at seven in the evening on a weekday and write down what is bothering what. That collision point is your line. The sightline you would hate to lose then tells you how transparent the element on it should be.

The kitchen edge
In a 45 m² living space, the extractor hood and the film on the sofa are in permanent competition. A glazed boundary on the kitchen edge takes the smells and the worst of the noise out of the equation while the cook still sees, and is seen by, the rest of the room.
The work corner that can shut
Closable work corners are now the single most common reason customers describe when they get in touch about zoning. Plan the swing before you fix the line: a 100 cm leaf needs its full quarter circle of roughly one metre free of sideboards and chairs, and a pivot leaf moves on both sides of its axis.
The entrance
Draughts, shoes and coats are the classic conflict at the front door, and in a period apartment the hallway is usually the darkest part of the flat. A fixed glazing line between entrance and living area stops the airflow and the clutter without taking the corridor's borrowed light away.

Glass and grid: how much do you want to see through?
Clear glass keeps two zones reading as one room, frosted glass hides detail while passing light, and smoked or dark smoked glass mutes the view without darkening either side.
Five options cover the whole ladder: clear, structured, frosted, smoked and dark smoked. Clear leaves the sightline fully open. Structured bends the view without erasing it. Frosted turns people into silhouettes. Smoked and dark smoked tint the scene progressively while daylight still crosses the boundary. Behind the look sits a safety choice. All glazing here is safety glass, either tempered (ESG) or laminated (VSG). The difference only shows at the worst possible moment. Tempered glass breaks into small blunt crumbs; laminated glass holds its fragments on a film interlayer so the pane stays standing. For large panes in a walk-through zone, laminated is the sensible default.
The bar grid is the third dial. Horizontal and vertical steel bars break a large glazed surface into a rhythm of panes, which is what makes a full-height partition read as architecture rather than as a shopfront. The frame itself is powder coated rather than wet painted: the finish goes on as dry powder and is cured, which gives an even colour across every profile, holds up to scratches on a surface people brush past daily, and produces no solvent emissions.

In Victorian conversions, I almost never find a square opening. I measure six points, work to the smallest, and leave the frame room to move. That habit, not clever joinery, is what makes a partition sit straight.

Six measurements, and why the smallest one wins
Measure width and height at three points each, take the smallest value of each, and allow roughly 5 mm of mounting clearance per side. That is the entire rule, and skipping it causes most fitting problems.
Why three points? Because walls in older buildings are rarely straight. In around 70% of our loft-door projects, customers measure a difference between the left and the right side of the same opening, often a few millimetres, occasionally more than a centimetre, and the height varies across a single doorway more often than not. Made-to-measure production absorbs all of that, but only if the measuring on site captures it honestly.
One point worth stating plainly, because it trips people up: in the configurator you enter the exact dimensions you want the finished element to have, not the raw measurement of the opening. Take your smallest width and height, subtract the clearance, and enter that.
- Measure the width at the top, in the middle and at the bottom.
- Measure the height on the left, in the centre and on the right.
- Take the smallest width and the smallest height.
- Deduct roughly 5 mm per side so the frame can be aligned and fixed.
- Mark skirting boards, sockets and radiators on your sketch.

Very wide or very tall openings are not a problem in themselves: side panels and a transom extend the glazing to the full dimension instead of forcing one oversized leaf. Five mistakes we see on incoming sketches
The projects that go sideways almost always fail on one of five points: measuring from the floor plan, ignoring skirting boards and radiators, forgetting sockets on the frame line, overlooking the door swing, and ordering at the exact opening size.

- Measuring from the drawing. A floor plan shows the wall as designed, not as plastered. Trust the tape, not the PDF.
- Skirting boards and radiators. A frame that meets either cannot sit flush. Draw both on the sketch and decide up front whether the skirting gets cut or the line moves 10 cm.
- Sockets and switches on the line. One socket exactly where the profile lands means an electrician and a delay on mounting day. Check both wall faces at frame height before ordering.
- The swing radius. Mark the quarter circle on the floor with tape and live with it for a day. A door that opens 60 degrees into a shelf is a permanent irritation.
- No mounting gap. An element ordered at exactly the opening size cannot be aligned plumb in an uneven opening. Keep the clearance and let the fixing do the compensating.
